Getting Started
You can already integrate our free, public branded WMS service into your application today: https://api.landrecords.us/public/wms. This is the same service that powers our product map!
The secure, paid service removes the “landrecords.us” watermark from map tiles, and enable the ability to query parcel details by point (i.e. clicking on a parcel).
To access the service, you will be provided an API key and usage instructions after checkout.
This Terms of Service Agreement (“Agreement”) governs your use of the Hosted Web Mapping API Service (the “Service”) provided by SYSTEMS OF RECORD LLC (“Provider,” “we,” “us,” or “our”). By accessing or using the Service, you (“Client,” “you,” or “your”) agree to be bound by the terms and conditions of this Agreement. If you do not agree to these terms, you may not use the Service.
1. Description of Service
The Service is a hosted application programming interface (API) that provides access to web mapping capabilities, including but not limited to, tile access, geocoding, routing, and spatial data querying.
2. License and Restrictions
2.1. License Grant
Subject to the terms and conditions of this Agreement, Provider grants you a limited, non-exclusive, non-transferable, non-sublicensable license to access and use the Service solely for the purpose of integrating web mapping capabilities into your websites or applications.
2.2. Restrictions
You agree not to:
Resell or Sublicense: Resell, sublicense, distribute, or otherwise transfer the Service or any part thereof to any third party, except as an integrated part of your own final user applications.
Data Export/Scraping: Mass download, scrape, or otherwise export the underlying map data or imagery provided through the Service. Caching of map tiles is strictly limited to the technical specifications defined in the service documentation.
Unauthorized Use: Use the Service for any illegal, unauthorized, or unethical purpose.
Reverse Engineering: Reverse engineer, decompile, or attempt to derive the source code or underlying structure of the Service.
Overuse: Exceed the usage limitations (e.g., query limits, bandwidth limits) defined by your current service plan.
3. Fees and Payment
3.1. Service Fees
You agree to pay all fees associated with your selected service plan as described on the Provider’s website.
3.2. Billing
All fees are billed in advance, unless otherwise specified. We reserve the right to change our prices at any time, provided that we notify you at least thirty (30) days in advance of such changes. Continued use of the Service after the price change constitutes your agreement to the new prices.
3.3. Taxes
You are responsible for all applicable sales, use, and other taxes and governmental charges, whether federal, state, or local, imposed on the Service.
4. Client Responsibilities
You are responsible for:
Maintaining the confidentiality and security of your API keys and account credentials.
Ensuring that your use of the Service complies with all applicable laws and regulations.
Notifying Provider immediately of any unauthorized use of your API key or account.
Indemnifying the Provider against any claims arising from your use of the Service, data, or applications.
5. Intellectual Property
5.1. Provider Ownership
The Service, including all underlying technology, intellectual property, data (excluding third-party data), and any modifications or improvements, are and will remain the exclusive property of the Provider and its licensors.
5.2. Third-Party Data
The Service may include data licensed from third-party providers (e.g., map data, satellite imagery). You agree to comply with all applicable third-party terms of use, which are incorporated by reference and can be found at File.
6. Termination
6.1. Termination by Provider
We may terminate or suspend your access to the Service immediately, without prior notice or liability, under our sole discretion, for any reason whatsoever, including, without limitation, if you breach the Agreement.
6.2. Termination by Client
You may terminate this Agreement at any time by discontinuing use of the Service and notifying the Provider at Person’s email address.
6.3. Effect of Termination
Upon termination, your license to use the Service will immediately cease. Sections 2.2 (Restrictions), 3 (Fees and Payment for accrued fees), 5 (Intellectual Property), 7 (Disclaimer of Warranties), 8 (Limitation of Liability), and 9 (General Provisions) will survive termination.
7. Disclaimer of Warranties
THE SERVICE IS PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS. PROVIDER MAKES NO WARRANTIES, EXPRESSED OR IMPLIED, INCLUDING, BUT NOT LIMITED TO, IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT. PROVIDER DOES NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE.
8. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT SHALL PROVIDER, ITS AFFILIATES, AGENTS, DIRECTORS, EMPLOYEES, SUPPLIERS, OR LICENSORS BE LIABLE FOR ANY INDIRECT, PUNITIVE, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR EXEMPLARY DAMAGES, INCLUDING WITHOUT LIMITATION DAMAGES FOR LOSS OF PROFITS, GOODWILL, USE, DATA, OR OTHER INTANGIBLE LOSSES, THAT RESULT FROM THE USE OF, OR INABILITY TO USE, THE SERVICE.
9. General Provisions
9.1. Governing Law
This Agreement shall be governed by the laws of Place, without regard to its conflict of law provisions.
9.2. Entire Agreement
This document constitutes the entire agreement between you and Provider regarding the use of the Service, superseding any prior agreements.
9.3. Modification
Provider reserves the right, at its sole discretion, to modify or replace these Terms at any time. We will provide notice of any material changes via email or through the Service.

Terms of use for Data Products
Parties and Grant of License
Systems of Record, LLC, a Virginia Limited Liability Corporation, grants a non-exclusive, non-transferable limited right and license to the data in the manner and subject to the terms and restrictions set forth herein.
Term and Termination
Term: The term of this Agreement shall commence on the Effective Date and continue until terminated as set forth in this section.
Termination for Breach: Systems of Record, LLC may terminate this Agreement immediately upon written notice to Licensee if Licensee breaches any material term of this Agreement.
Effect of Termination: Upon termination, Licensee shall immediately cease all use of the Data and, upon request, destroy or return all copies of the Data.
Intellectual Property and Ownership
Ownership: Systems of Record, LLC retains all right, title, and interest in and to the Data, including all intellectual property rights related thereto.
Non-Infringement: To Systems of Record’s knowledge, licensee’s use of such data within the scope of this license does not infringe upon or otherwise violate the copyright or other intellectual property of the persons, entities, or organizations from whom such data has been obtained or derived.
Accuracy of Information / Warranty and Disclaimer
Data Reliability: The data furnished through and compiled by Systems of Record, LLC is believed to be reliable.
Disclaimer of Guarantee: However, the accuracy, completeness, timeliness, or correctness of such data is not guaranteed by the Licensor.
“AS IS” Basis: Systems of Record, LLC IS FURNISHING THE PARCEL DATA ON AN “AS IS” BASIS WITHOUT ANY SUPPORT WHATSOEVER AND WITHOUT REPRESENTATION OR WARRANTY, INCLUDING, BUT NOT IN ANY MANNER LIMITED TO, FITNESS, MERCHANTABILITY, AND NON-INFRINGEMENT, WHICH WARRANTIES ARE HEREBY EXPRESSLY DISCLAIMED.
No Survey or Legal Map: The parcel data is neither a legally recorded map nor a survey and is not intended to be used as one. The data provided is an aggregation of records and data from various sources and should be used for reference only. No representation is made that the features presented accurately reflect true location. Systems of Record and any other person, entity, or organization from which such data was obtained or derived assume no liability for any errors or omissions herein.
Limitation of Liability and Indemnification
No Licensor Liability: The Licensee agrees that Systems of Record shall have no liability, contingent or otherwise, for the accuracy, completeness, or correctness of the data, or for any decision made or action taken by the Licensee or any other person in reliance upon the data being provided hereunder.
Exclusion of Damages: IN NO EVENT SHALL Systems of Record, LLC BE LIABLE FOR INCIDENTAL, SPECIAL OR CONSEQUENTIAL DAMAGES, INCLUDING BUT NOT LIMITED TO LOST PROFITS, EVEN IF Systems of Record, LLC HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
Indemnification: Licensee shall indemnify and hold harmless Systems of Record, LLC and its officers, managers, employees, agents, and affiliates, and their respective successors and assigns, from and against any and all liabilities arising out of any cause or event which is attributable to its use or possession of the data, or its failure to perform or comply with any term of this Agreement, including but not limited to liabilities for personal injury or product liability.
Restrictions on Use
Permitted Uses: Data purchased or licensed hereunder may be used for any of the following purposes: Create maps (paper and electronic), incorporate into a Geographic Information System (GIS), append to, and analyze.
Prohibited Uses: Data purchased or licensed hereunder MAY NOT be used for any purpose that:
is unlawful
interferes with our network or our business, or impairs our ability to operate this web service
transmits advertisements as part of a direct marketing campaign
Land Owner Information Restrictions: Moreover in the states of Idaho, Kansas, and South Carolina the licensee shall not use land owner address or owner information to: use as a mailing list, or to contact land owners for the purpose of selling or offering for sale any property or service. This includes complying with:

Distribution and Derivative Works: Without the prior written consent of Systems of Record, licensee agrees that such data purchased or licensed hereunder MAY NOT BE DISTRIBUTED, posted, re-sold, reverse engineered, disassembled, exported, or used to create, sell, license, distribute, or otherwise use derivative works of such data, or parts thereof.
Private Use Only: This data is for private use only and under no circumstances may this data be made publicly available by any means.
Governing Law and Jurisdiction
This Agreement shall be governed by and construed in accordance with the laws of the Commonwealth of Virginia, without regard to its conflict of laws principles. The parties agree to submit to the exclusive jurisdiction of the state and federal courts located in Virginia for the resolution of any disputes.
